Custom Design & Construction Versus A Pre-owned Or Production Home

A home is the single most important investment most people will make in their lifetime.  One option home buyers too often overlook is the choice between buying an existing home or having a new home custom designed and built to their exact needs and tastes.  

Most families dream of a home that is located and designed specifically for their individual tastes and lifestyle.  But for a number of reasons, the majority choose a pre-owned home or a new house in a production subdivision.  For some, a pre-owned or production home is the right choice.  A custom home may not be feasible on an entry level budget or with a very small down payment, and custom design and construction requires more time than simply purchasing an existing home. 

However, for people who are not first-time home owners and who are not in a hurry, custom design and construction should never be overlooked.  It is a mistake to assume that a custom home is out of reach, and it is not necessary for the buyer to have any special knowledge of the process. 

The trade-off:

  • Settle for a house that was designed for someone else.  You will be able to move in quickly.  It satisfies what you must have, but it will not be everything you want or could have if it were designed and built for you, or,

  • Work with experts who will guide you through the options and decisions that come with designing and building your dream home.   When the project is finished, you will have a sanctuary that is truly yours and that makes a statement to your personal style and individuality.

For those who choose not to compromise, the years of personal and financial rewards that begin when the project is complete, far outweigh the moments of anxiety felt during planning and construction.  

Custom construction properly planned and managed provides immediate equity for its owner.  It is a far better investment than a pre-owned, or production-built home.  The formula is simple:

  • when you buy a finished house, the price you pay includes the seller's equity, or in the case of a new production home the developer's profit. 

  • When you have a home built for you, the price you pay includes only the cost of the land and its construction improvements.  The market equity belongs to you.
